Applications Accepted Through Jan. 5 for Affordable Apartments at The Clinton, 520 W. 48th St.

BY SCOTT STIFFLER | Hudson Companies and the New York City Department of Housing Preservation and Development announced this week that their “mini-lottery” is accepting applications for six affordable studio apartment units at The Clinton.

Located at 520 West 48th Street (btw. 10th & 11th Aves.), the December 21 press release described The Clinton as “an acclaimed building in the heart of Hell’s Kitchen.

“We’re thrilled to bring high-quality, affordable homes to this thriving arts and culture neighborhood,” said Chris Zedano, Director of Asset Management at Hudson Companies.

The post-war building’s 109+ units range from studios to three-bedroom residences. Amenities include a 24-hour concierge service, fitness and laundry facilities, and a landscaped courtyard. The Clinton was developed in 2002 under the auspices of the 421a tax abatement program, which will be phased out as of June 2024. Noted the press release, the building “expects to receive the Extended Low Income Housing Commitment Tax Exemption through the 421a -17 Tax Incentive Program of the New York City Department of Housing Preservation and Development.”

The six studio units featured in the housing lottery are set at an area median income range of 130 percent at $2,600 monthly rent and eligible incomes between $89,143 and $146,900 for households of one to two people. They will be rent-stabilized for 15 years upon acceptance into the 421a-17 program.

The apartments, according to NYC Housing Connect, “are styled with granite marble top counters, hard wooden floors, full appliance packages with microwave and dishwashers. The Clinton also, offers 24-hour concierge, fitness center and laundry room. General Preference [for the housing lottery] goes out to all NYC residence of the five boroughs. Tenant is responsible for electricity. Rent includes heat, hot water and cooking gas.”
